Here is part 6 and last part of the Financial Leverage series (finally done).

In this section, we conclude our discussion on leverage.

I also address a recent article that appeared on Yahoo! about not buying real estate. I have to admit I did not want to waste my time on crap like that, but I decided to go ahead and do that.

    Leverage topic is interesting, however there are still items not quite understanding. If you had 50K cash, what would you do with it now to make is grow?/

    Incredible !!
    I’m enrolled in the IWS online class (9/18-10/9/09).
    I knew NOTHING about any of this and you helped to make things so clear that I now feel I have a base understanding. I also downloaded the tools/calculators to get comfortable with them.
    I’m excited about the possibilities and the options for creating wealth, especially now that I understand positive leverage and mitigating risk.

    George this is what every real estate investor needs to know. I have been investing in rental properties for 5 years, taken classes and read several books. But, The Right Leverage concept has never been explained to me. This was great to learn.

    Also george, you must not get too upset about things written by so called RE experts and uninformed people. All you can do is try to inform people of the benifits of RE investments. Some people will never get it!!!!!!

    Wow George, I really wish I had seen these videos prior to purchasing that last building, I would not have made that purchasing decision, which would have saved my family so much grief.

    Knowing about the loan constant vs the cap rate and the interest rate vs the appreciation would have made a me rethink that property.
